This is an example of a house we bought in Macon, Georgia in May 2024. The house was inherited, vacant, and had probate problems that made it more complicated than a normal sale.

We do not publish exact addresses out of respect for prior sellers and current occupants, but this is a real house we bought as-is, fully renovated, and now own as part of our local rental portfolio.

The Situation

We bought this house in May 2024. It was an inherited property with probate issues, no active utilities, and a full rehab needed.

The house had also been vacant, had a flea problem, and unauthorized people had been staying there. This was not the kind of property most traditional buyers would want to deal with.

Why This Was a Difficult Sale

Inherited houses can be difficult to sell when there are probate issues, deferred maintenance, vacancy problems, or uncertainty about the condition of the property. When the utilities are off and the house needs a full renovation, many normal buyers cannot or will not move forward.

This house needed a buyer who could look past the condition, deal with the complications, and close without requiring the seller to clean it out, repair it, or make it ready for a traditional sale.

What We Did

Double K Properties bought the house as-is, handled the purchase, and completed a full renovation after closing.

After the renovation, we kept the house as part of our rental portfolio. It now has tenants living in it and is back in use as local housing.

What This Shows Sellers

This example shows the type of situation we are comfortable handling. We buy inherited houses, vacant houses, houses with repair problems, houses with probate complications, and houses that may not be easy to sell the traditional way.

We are not trying to tie up a contract and find another buyer. We buy houses directly, repair them, and put them back into use.
