As a hard money lender, I exclusively provide loans to corporations rather than individuals. This means that both the borrower and the property owner must be registered corporate entities. Focusing on corporate borrowers allows for streamlined transactions and aligns with business-to-business lending practices.
My hard money lending is entirely deal-focused, prioritizing the property’s value over other factors. To minimize risk, I only lend an amount significantly below the property’s market value, ensuring a strong margin of safety. True investors understand the importance of securing great deals, making this approach both practical and achievable for those with solid opportunities.
Rates
My lending rates are flexible and tailored to the specifics of each deal. Unlike traditional lenders, I don’t require borrowers to make a down payment, allowing for a simpler and more accessible process. While I primarily loan on the purchase price, I am open to funding rehab costs on a case-by-case basis if the deal makes sense.
A typical loan includes 65% of the property’s value, with 5 points upfront and an annual interest rate of 14%. This structure ensures that my loans are competitive while reflecting the flexibility and speed I offer. The terms are designed to prioritize the deal’s value, making it easier for you to secure funding without cumbersome financial hurdles.
