The Process

  1. Teresa or Don will contact you.
  2. We will set up a time to see the house.
  3. After seeing the house, we will give you a no-obligation offer.
  4. If you accept the offer, we will send the information to the attorney for title work.
  5. We will close as fast as the title work can be completed. That can be as little as 4 days, but sometimes it takes 10 to 15 days or longer if there are title issues.

Who will contact me?

Teresa or Don will call or text you after you submit your information. We will ask a few questions about the house, your situation, and your timeline.

Am I obligated to sell after submitting the form?

No. Submitting the form does not obligate you to sell your house. It simply lets us know you may be interested in selling. We will talk with you, look at the property, and let you know whether we can make an offer.

What kind of houses do you buy?

We usually buy houses where there is either a problem with the house, a problem with the situation, or both.

That may include houses that need repairs, houses with tenants, vacant houses, inherited houses, houses with title issues, houses facing foreclosure, or houses the owner needs to sell quickly.

If your house is updated, in good condition, and you are not in a hurry, listing it with a real estate agent may be a better option for you.

Do I need to make repairs first?

No. We buy houses as-is. You do not need to fix the roof, clean out the house, update the kitchen, replace flooring, paint, or make the house look good for showings. We are used to buying houses that need work.

Do I need to clean the house out?

Usually, no. If there are things you want to keep, you should remove them before closing. But if there is trash, old furniture, damaged items, or things you do not want, we can usually deal with that after we buy the house.

Will you come see the house?

Yes. After we talk with you, we will set up a time to see the property. This lets us look at the condition, repairs, location, and anything unusual that may affect the offer.

We are not there to judge the house. We buy problem houses, and we expect many of them to need work.

When will I get an offer?

After we see the property, we will decide whether it is a fit and make a no-obligation offer. The offer will be based on the property condition, repairs needed, location, title situation, tenants, and how quickly you need to close.

Is the offer really no obligation?

Yes. You do not have to accept the offer. If the offer does not work for you, that is fine. We would rather be clear and honest than pressure you into something that does not make sense.

What happens if I accept the offer?

If we agree on a deal, we can sign a contract or do a handshake deal. You never have to sign a contract, unless you want to.

Either way, the closing will still be handled properly through a real estate attorney. Once you are ready to move forward, we send the information to the attorney so they can begin the title work and prepare for closing.

Who handles the closing?

The closing is handled by a real estate attorney. The attorney checks the title, prepares the closing documents, handles the money, and makes sure the sale is completed properly.

How fast can we close?

We can close as fast as the title work is completed. Some closings can happen in as little as 4 days, but the average is about 10 days

If there are title issues, liens, heirs, probate, payoffs, or other problems, it may take longer.

How can you close so fast?

We have an extensive credit line backed by our rental portfolio, not by the house we are buying. That means we can pull cash on a moment's notice when we agree on a deal.

The closing is a cash deal. We do not need bank approval, lender inspections, appraisals, or loan underwriting on the house we are buying. Once the title work is complete, we can close quickly.

Do I have to pay closing costs?

In most cases, we pay the normal closing costs. If there is something unusual, such as liens, back taxes, judgments, probate issues, or other title problems, we will talk through that with you before closing.

Can you buy a house with tenants?

Yes. We are landlords and are comfortable buying houses with tenants. If you have a rental house with tenants, bad tenants, unpaid rent, damage, or a situation you are tired of dealing with, let us know when we talk.

Can you buy inherited property?

Yes. We often talk with people who inherited a house and do not want to keep it, repair it, rent it, or list it.

If there are multiple heirs, probate issues, or title questions, the attorney can help determine what needs to be done before closing.

Can you buy if I am behind on payments or facing foreclosure?

Possibly, but timing matters. If there is a foreclosure date or other deadline, tell us right away. The sooner we know, the better chance we have of figuring out whether there is enough time to close.

Are you a wholesaler?

No. We are local buyers. We buy houses ourselves and often keep them as rentals in Middle Georgia. We are not just trying to get your information and sell it to someone else.

Why would I sell to you instead of listing with an agent?

Selling with an agent may get you more money if the house is in good condition and you have time to wait.

Selling to us may make sense if the house needs repairs, you need to sell quickly, you do not want showings, you do not want to clean it out, you have tenants, or you want a simple as-is sale.
